Kendall County Assessment Appeals for Hill Country Property

Kendall County property rarely fits the district’s averages. Commercial buildings, custom homes, acreage, barns, and guest houses don’t sell often, so the district leans on cost schedules to value them.

Commercial property in Boerne.

Retail, dealerships, and new commercial development along I-10 and Main Street. A new building in lease-up, or a special-purpose building valued from cost, needs its own evidence.

Custom homes and cost-based values.

When sales are thin, the district estimates what it would cost to replace the building, then subtracts depreciation. The quality grade, the age, the depreciation, and the square footage in that estimate are often wrong. We check each one.

Acreage and special valuation.

Land with agricultural or wildlife use valuation is taxed on what it produces, not on market value. The homesite, the improvements, and any acreage that doesn’t qualify are still taxed on market value, and they can be protested.

New subdivisions and second homes.

New homes and builder sales around Boerne need their own evidence. Hill Country weekend homes don’t get the homestead exemption or the 10% cap.

How Kendall protests run.

Kendall is a smaller district where meeting in person still counts. We meet with the district’s appraisers face to face, prepared, and few of our cases need a formal hearing. A long working relationship and a reputation for honest evidence go a long way here.

How to Protest Property Taxes in Kendall County

Every protest follows the same path. Here is how it runs with the Kendall Appraisal District.

Read your notice.

The Kendall Appraisal District values your property as of January 1 and mails notices of appraised value in the spring. The notice shows the value you’re protesting and your deadline.

File by the deadline.

May 15, or 30 days after the notice is mailed, whichever is later. A protest filed on time keeps every later option open.

Get the district’s evidence.

You’re entitled to see the evidence the district will use before your hearing. It shows how the district reached its number and where to challenge it.

Meet with the district’s appraiser.

Most protests start with an informal meeting with a Kendall Appraisal District appraiser. Many settle here.

Go before the Kendall Appraisal Review Board.

If the informal meeting doesn’t resolve it, a panel of local residents hears the protest and issues a written order.

Appeal further if needed.

Within 60 days of receiving the order, you can request binding arbitration or file suit in district court.

Or sign up, and we handle every step, every year. You don’t have to attend.

Kendall County Property Tax Protest FAQs

How do I appeal my assessment in Kendall County?

File a protest with the Kendall Appraisal District by the deadline, get the district’s evidence, and present your case at the informal meeting and, if needed, the Appraisal Review Board. Or sign up, and we handle every step.

The district valued my property using replacement cost. Can I challenge that?

Yes. A cost estimate is only as good as its inputs. Quality grade, depreciation, condition, and size are all fair game, and so are sales of comparable properties when they exist.

My land has an ag valuation. Is there anything left to protest?

Often, yes. The homesite, the house, the barns, and any acreage outside the special valuation are still taxed on market value.

When is the Kendall County protest deadline?

May 15, or 30 days after the notice is mailed, whichever is later.
