Alamo Ad Valorem protests property taxes. That’s the whole business. We represent retail centers, office buildings, flex space, industrial, self storage, and multifamily, along with rental portfolios and homes. Our consultants have represented portfolios totaling more than $1 billion in taxable value.

We build each case the way an appraiser would: the property’s income, the sales the district relied on, and the comparable properties it would rather not discuss. Then we take that case to the district and, when the evidence supports more, past the first offer.

Meet Daniel Ortiz

Daniel Ortiz, Senior Property Tax Consultant

Daniel founded Alamo Ad Valorem and oversees every protest the firm files. He has worked in Texas property tax since 2014, first as a senior property tax analyst and then as a consultant representing commercial owners, before starting his own firm.

His work centers on commercial valuation: income-approach models, capitalization rate support, operating statement normalization, unequal appraisal studies, and the hearing exhibits that put it all in front of the district.

Before property tax, Daniel served in the U.S. Army as an infantryman from 2004 to 2012. He holds a BBA in Real Estate Finance and Development and Finance from the University of Texas at San Antonio. He is licensed by the Texas Department of Licensing and Regulation.

I’ll start with what I tell every new client: no one can guarantee a result in a property tax protest, and anyone who does isn’t being straight with you. Too many things are outside anyone’s control. What I can promise is that your property gets a real case, built on its own evidence, every year.

The goal of a protest isn’t to win every case. It’s to make sure you pay your fair share and no more, compared with similar properties around you. Some years that means a large reduction. Some years the district’s number is close, and I’ll tell you so.

There are services now that file thousands of protests with the same automated evidence. I think that’s the wrong way to do this work. A value gets corrected when an appraiser trusts the evidence in front of them, and that trust is earned over years. In the smaller districts we work in, it still comes down to sitting across from the appraiser, prepared, with numbers that hold up. Our reputation for honest evidence is worth more to our clients than any software.

Our fees are written down before you sign. The formula is on the agreement, so there are no surprises at the end. There’s no long-term contract either. Each year you decide whether to stay. If you’re happy, you don’t have to do anything. We’ll protest your property again on time.
