Commercial and Residential Property Tax Appeals

Commercial property tax appeals

Property taxes are one of the largest expenses a commercial property carries, and one of the few you can fight every year. We build the value argument the way an appraiser would: rent rolls, operating statements, cap rates, and the comparable properties the district would rather not talk about. We represent retail centers, office buildings, flex space, industrial and warehouse properties, self storage, and multifamily. We also protest business personal property: equipment, furniture, and inventory.

Residential property tax appeals

Your home, your rentals, your land. We handle the whole protest, from filing to the hearing, and review every property on its own evidence. Many of our residential clients are investors who started with one property and brought us the rest of their portfolio.

Cheaper Isn’t Always Better

A lower fee doesn’t mean lower taxes. The number that matters is how much you actually save.

How the Property Tax Protest Process Works

Sign up online.

Our sign-up takes a few minutes. You authorize us to represent you, and we protest your property every year after that, so you never miss a deadline.

We build the case.

We review your property individually, pull the district’s evidence, research sales and neighboring values, and prepare our own opinion of value.

We handle the hearings.

We negotiate with the district’s appraiser, then go before the Appraisal Review Board if needed. You don’t have to attend.

We go further when it’s worth it.

If the Appraisal Review Board’s decision isn’t fair, we can pursue binding arbitration or litigation.

Why Property Owners Choose Alamo Ad Valorem

Experienced, licensed consultants.

Your case is handled by licensed property tax consultants with years of hearing experience, not a call center.

Every property reviewed on its own.

No mass filings, no one-size-fits-all evidence. Each property gets its own research and its own argument.

Built for portfolios of any size.

From a single rental to multi-county commercial portfolios, every property gets the same attention.

We don’t stop at the first offer.

When the evidence supports more, we take it past the hearing.

Experience, not automation.

Automated protest services send the same kind of evidence for everyone. We’ve worked with the appraisal districts in our counties for years, and our evidence has a reputation for being accurate and honest.

— Eric Holman, Residential & Commercial Investor

“Alamo Ad Valorem has done a much better job protesting property taxes on my rental properties than the company I hired the previous year. Their payment structure is very fair. I would definitely recommend them to others.”

Texas Property Tax Appeal Options

Challenging the value

There’s more than one way to show a value is wrong. The right one depends on the property.

The district valued your property higher than it would sell for.

Similar properties are valued lower than yours.

In certain cases, an overvaluation can be corrected after the protest deadline has passed.

After the Appraisal Review Board

If the Appraisal Review Board’s decision still leaves your value too high, Texas law gives you two more options.

An independent arbitrator reviews the value and makes a final decision.

A lawsuit in district court, handled together with our preferred property tax attorney, for cases where the value at stake justifies the time and cost.

Property Tax Protest FAQs

What does it cost?

No savings, no fee. There’s nothing to pay up front, and our fee is a share of the tax savings we win for you.

Can you guarantee a reduction?

No, and no honest consultant will. Promising a result is against our code of ethics. What we promise is a thorough case for every property, every year.

Do I have to go to the hearing?

No. We file the protest, handle the evidence, and attend the hearings on your behalf.

When can I sign up?

Open enrollment starts October 1 each year and closes five days before the protest deadline. The deadline is usually May 15, or 30 days after the notice is mailed, whichever is later. Once you’re signed up, we protest every year automatically.

Tired of Paying More Every Year?

You don’t have to accept the appraisal district’s number. Sign up in minutes, and we’ll build the case to bring it down. No savings, no fee.
